For $600 you get professional photography, a for sale board with 3 photos on it and your house is advertised on their website as well as Domain. this is our 4th weekend for inspections. the first three we have had a fair few people through but are still waiting for our first offer I don't think this would be any different if we had an agent though. BMP are a great help, I email them and get a reply within minutes at any time of the day pretty much. There are cheaper packages with them too. I definately recommend BMP...hopefully our house sells soon. The trick here is that they list you in domain.com.au. That's were everybody's searching. I am looking for another house now and I there are so many adds without sufficient information, which makes it really difficult to search. I don't want to live at a busy street, for example or I wouldn't buy a fibro house and I want a big yard. I this information is not provided, I often don't look any further because I assume, yes this street is loud, it's fibro and the yard is small. Then you should really take your time shooting the photos. They should not be blurred, the exposure should be right and when I search I don't want to see what furniture you have but the floor, the windows the ceiling, the doors etc. And an overview. We've advertised online (domain and owner.com.au) had an add in the domain magazine with an open home. Only 2 people turned up! Woah.. 13k, that's like 4.4%, sounds a bit steep. We paid 1.5% with no advertising costs. I looked at doing the sale myself, but I was too scared. In the end I used Scott from refrealestate.com.au. He refers you to a few agents in your area; you interview the agents and negotiate your rate with them; once the house is sold and settled you receive part of the referral commission back from Scott. We paid $5900 worth of agents fees to our selling agent and got back $890. Not all agents are skilled in negotiation though and as a result yes you are probably better selling it yourself. A good real estate agent however should be able to get a higher price for your home than you could yourself. I agree with this, we've recently sold our house and the agent got us 60K more than we would have accepted. Some of it was just good luck, but these guys really knew what they were doing. An experienced, honest agent who knows the market in your area is worth every penny, particularly if you have a 'desirable' property. 2% commission too, very fair. A good real estate agent however should be able to get a higher price for your home than you could yourself. Unfortunately you'd expect these self appointed professionals to get a higher price, but I chose one of the long term agents in one of Brisbanes most exclusive areas when selling my house, and they wanted to list it for 10% less than what I told them to list it for. Luckily I dictated to them what to do, because it sold for more than my asking price. The astonishing fact was, however, 86% of our sellers achieved ABOVE their asking price! Further to this, we often recieve calls from our sellers reporting that they achieved a higher price than their local real estate agent quoted for their property. What this means is that, on average, anyone wishing to take the plunge and have a go at selling their property themselves can retain between $12,000 to $17,000 in cash that they would have ordinarily paid their real estate agent in commission...more interesting than this....on average our sellers tell us that it took them approximately 4 hours of their time to meet their purchaser and sell their home to them! Gee whiz, I don't think their are many professions getting paid $4,000 per hour!!! Hi Peter, Just out of interest how many respondents did the survey have, and of the 86% of respondents who sold their properties for above their asking price, what was the median above asking price achieved? Re: Selling your own home 34Mar 25, 2010 4:28 pm Settlement on my (private) sale was yesterday....yippee!!! It sold on the 8th day after putting the sign out the front, it was a KISS sign made by a friend with a sign making business, I didn't see the point in adding photos etc because all you really need is the magic 'For Sale' and a phone number. I had around 35 phone calls, some being from real estate agents trying to con me into listing with them because 'there was NO way I'd be able to achieve a satisfactory sale doing it myself.' Two of them actually phoned back last week to check on the progress and both congratulated me on a job well done. While the house sold before I could get it listed on the internet, local newspapers etc this was the next stage of my sale plan but a couple looking for an investment property saw the sign as they were driving around town...they don't live locally either so it just proves that the right person (s) can pop up when least expected. I'm more than happy with the sale price, it was more than the lowest I had planned to accept and still within a realistic market price and more importantly for the purchaser, lower than through an agent...so we both gained. My recommendation for anyone thinking of selling their own home, give it a try...it's well worth the time, energy and effort (which really isn't that much more than you have to do when giving it to an agent) and think of all the extra benefits of being able to say 'I sold it myself'!!! Re: Selling your own home 35Mar 25, 2010 5:12 pm I work in the real estate industry and I must say it is both a joy helping people move and a challenge proving yourself to the home owner (to sell their home) and to the buyer. Real estate agents SHOULD BE acting on the best interest of the seller. (unless they happen to be buyer's agents) I know there are jokers out there looking for a quick flip, agents who think follow-ups are restricted to medical visits and negotiating is a stage of grief. But there are agents out there who use their leverage on current knowledge of buyers, advertising, negotiating and their level of exerience to assist in getting the vendor the highest possible price. Selling the house yourself is indeed achievable and I know without any shadow of a doubt that anyone can do it. Be prepared for it by knowing the legalities involved (having a good solicitor or an experienced conveyancer is a great asset here) and have a good method of tracking your records so you can provide good traceability with deposits and such. Give an agent a good thorough interview and expect to pay up to 3.3% comission (GST included) but make sure you get what you pay for through the interview. Finally, just remember that you, the home owner, are the boss. It's your home, your asset and your choice. All the best! We had a great experience with a real estate agent. Many years ago now but we wanted $480K (the max any unit had gone for in the block was $472 a month earlier and they were all identical although ours was decorated well). We listed at $460-490 and the agent recognised there was a lot of interest and through negotiation achieved $499,500 - above the asking price! We never could have done this ourselves and would have accepted $480K. She knew we would accept $480 and she still worked hard to get the price up. So while I can see all the benefits of selling yourself, if you can get a great agent it can pay off too. Re: Selling your own home 37Aug 25, 2010 10:44 am I have looked at Buy My Place but I just wonder how much traffic they get? maybe its worth using two or three different private sale websites considering that you are saving heaps of money anyway... may as well get the maximum exposure... just did a bit of research and there are actually a few website out there that are getting good traffic to there websites. this would be my main concern. this one.. - www.noagentproperty.com.au seems to have alot of traffic - it has a counter in the top right but the site doesnt look that pretty but if it is getting traffic... this one - http://www.NoAgentsHere.com.au - they list on Real Estate.com and Domain plus 8 other websites... and pretty cheap... cheaper than going on Domain and they put you there anyway. I would use both if it was me though... get maximum exposure to get as many leads as you can.... hope that helped. There won't ever be a FSBO (for sale by owner) site large enough this side of 10 years that will be able to compete with the likes of the 2 real estate advertising portals. So as long as the FSOB can get a vendor's property onto these 2 sites as well as promoting the sale visually with a sign board, there is no need for a vendor to shop around the different FSBO sites. When choosing to "sell it yourself" the best advice I could give is do your homework on all FSBO sites and choose the one that feels good for you. There are some FSBO business that are just businesses and there are FSBO businesses that love real estate and have a true passion for what they offer vendors!
