I am interested in purchasing a property, but what worries me is that it is on a Development Contributions Plan Overlay.
As I plan on demolishing and rebuilding the property, would such an overlay cause any issues?

Re: Overlay 2Jun 25, 2009 8:47 am All I had to do was call the council The DCP apparently just means that there is an extra levy payable to the council when rebuilding or renovating, but it doesn't stop you from rebuilding. Re: Overlay 3Jun 25, 2009 9:04 am That's good news, dh! We're in a Significant Landscape Overlay area....and that does cause problems - you have to meet all sorts of criteria, and have all sorts of restrictions placed on the build . Sounds like you're good to go....just hand over the $$$, of course!!!! Solidarity, not solidity.......The Lexicon of Life Re: Overlay 4Aug 05, 2009 5:19 pm Petal, Most of our suburb has a SLO over it, we also had a VPO and DDO if you need any tips let me know I've been through the whole process with these just to build a normal house! It might be worth finding out how long the DCPO lasts for whether you are liable for more $$ way into the future for and additions/alterations you may want to do. Just briefing scanning the doc it looks like its aimed at new estates (may be wrong). The overlays are at http://www.dse.vic.gov.au/planningschemes/ Re: Overlay 6Oct 17, 2009 6:48 am I know this is a bit of an old post..but we had to pay approx $8k worth of DCP charges prior to building. We are building two townhouses in inner melbourne. So just check out what the amount is going to be for you so you can budget. Council fees suck!!!!! |
