I'm planning on buying my first house in the western suburbs of melb, either brand new (already built) or used, not sure at this stage, just wondering if you could give me some tips of dealing with agents during the private sale transaction, Not sure how much to offer on a house, im sure the listed price is over what they truly want, is there a standard kind of formula to use? like 10% less than asking? just a few ideas would be great thanks in advance Re: help to buy first home 2Mar 03, 2009 9:37 pm If you very keen on the property. Do not show this to the agent. Find things you dont like about it. Tell him. But also tell him if they are willing to negiotiate you will still put an offer in. Or tell them you have finance only up to a lesser amount. Home buying advice 3Mar 05, 2009 1:30 am I agree, the agents will be very nice to you to ask you targeted questions to profile you and your weak spots; eg. if they find out you're a courier driver, they'll keep telling you how that side access to the backyard is so important for you etc. When it comes to negotiating they'll just keep repeating those things that are important for you.
Never tell them your approval limit, never discuss the house with your partner in their presence or give away information that you know they will use against you in the bargaining. Their job is to get the highest price for the vendor and they do their job well to earn their 3% commission. Re: help to buy first home 4May 02, 2009 2:57 pm Looks like I'm in the same boat, we are looking at Point Cook and are undecided about either building or buying existing, I would build in a second and have found the perfect layout with Highview homes but am nervous about the hidden costs and how much we will eventually have to fork out. He essentially cost the owners of that house more money because he didn't do his job properly. You are going to get that when you buy a house. I would say don't let them know how much you are willing to go. Be careful because they are trained to get info out of you. Look on realestate.com.au to see what other houses in the area are selling for. When you look at the house you want on realestate.com.au there is an option to view houses sold in that area and it tells you what some of them sold for. You can also get your own evalutaion done on the property but that costs money and time. Good luck with your house hunting. Re: help to buy first home 6May 02, 2009 6:28 pm Thanks for that, had a busy day, 6 houses viewed and yes the agents were all fishing to see how much I was planning to spend, I now watch my answers and have selective hearing to their sales pitch- the house will sell itself it is worth it! Also had a quick look at the building option again but I think that might stretch the budget just a tad, fingers crossed next week, going back to look at 2 properties, google earth has been great to see exactly the layout of each house from the air and a look at the neighbouring properties. Do people usually offer less than the asking price or just offer what they think is a fair price??? A quick update, we didn't have site start before Easter.
