What are the requirements that agents and landlords look for in tenants? Is the $$$ value of the rent negotiable? Is there more that is required up fron apart from the bond? Are there any suggestions of what to do or what to look for?? Thanks... Re: Suggestions for a first time renter??? 2Jan 08, 2009 9:43 pm when they are filling out the form that says the condition of the house upon moving in, take lots and lots of digital photos of everything, give copy to real estate with the forms.
i did this, and when we moved in i didnt notice one of the internal blinds was a different color to every other room (becuase i didnt notice i didnt put it on the form, it looked the same just different color) and when i moved out, they tried to say that i must have broken the blind and put a different one in ! checked the pictures and showed it was different when we moved in. Saved some dramas. Anyway, they found rents were negotiable, but more that they had to offer slightly above the asking figure to have a chance though, rentals in Adelaide are very tight, for a house in Adelaide (Prospect) its costing them $375 a week - nice house in nice, near city location, but small 3 bedroom place on compact block. Landlords, via agents, look for stable employment, regular income, character references, previous rental history. I guess when going to enquire at the agents, dress as for a job interview, first appearances count, make yourself look like a reliable, quiet person. But, other than the bond and 100 points of identification, there were no other up front requirements. Permission for pets, if you have any, is another thing to check on - some places wont allow them or have restrictions. They look for long term employment mainly, references help also, could be tough for your friend with no refs. It will be good if he/she can get as many character refs as possible in lieu.
I have always been pretty lucky when it comes to going for a rental property over the years, I have had more hits than misses and I put it down to three things. 1) Good Refs. 2) Long term employment. 3) Always dress nice for the viewing and be very polite to the agent. I'm a bit late on this one so your friend may have already rented a property, but if not, having lived in two rentals whilst waiting for our house to be built, the most important thing is the condition report. Our rental agent said to us to be very picky about the condition report. We took heaps of photos and made sure we detailed every little mark etc. You can never be too picky. The last house we moved into hadn't even been cleaned, dead flies and spiders on window sill, etc. I took photos and wrote it all down. Even said that the house had not been cleaned. There is a certain level of wear and tear that is allowed, but they really want to make sure they cover everything, no matter how small or insignificant they think it is.
