Browse Forums Real Estate 1 Dec 08, 2008 9:33 am Hi,
I was wondering if anyone has actually bought any land with Williams Landings near Laverton, Melbourne? There have been lot of on-off discussions about issues related to new Railway Station, environment & plans from VicRoads. It would be great if users can throw some light on these issues & any traps to look for. Regards. Re: Williams Landings, Vic - buying a Land 2Dec 08, 2008 3:04 pm sagarkale I was wondering if anyone has actually bought any land with Williams Landings near Laverton, Melbourne? Thats me!! And I think one of our forum members ('gumboots') also bought a block of land in this estate too... sagarkale There have been lot of on-off discussions about issues related to new Railway Station, environment & plans from VicRoads. Yes, Williams Landing will be served by a new train station and the construction will begins in 2010. Also they have renamed the station from 'Point Cook' station to 'Williams Landing' station Check out the following links for more info http://www3.transport.vic.gov.au/vtp/projects/williamslanding.html http://www.transport.vic.gov.au/Doi/Internet/transport.nsf/AllDocs/7475D912FB2103D4CA25725F001109BD?OpenDocument#will Re: Williams Landings, Vic - buying a Land 4Dec 14, 2008 10:29 pm The land was getting title to late for my partner and I to consider it unfortunately.
Land is priced quite high also. Re: Williams Landings, Vic - buying a Land 5Dec 15, 2008 10:43 am I dropped-by this weekend to their office, I was told $185K for 480sqm land. If you go further on Sayers Road, it starts at $130K. I was told 400sm land in future phases will start $160K plus.
Developer wants to us to start building within one year, which may not be feasible for me. Biggest issue for me was availability of ADSL/2+ infrastructure. Question was conveniently dodged & was asked to check with Telstra, as if Telstra is going to entertain us. Nobody seams to have information on this issue. I do not want to land up in the situation like Point Cook. Many home-owners have build their dream homes in Point cook & living on dial-up or wireless internet for more than one year. On environmental issues, Gray water processing is not offered. Webpage on this issue throws big words in the air like 5 star energy rating & GreenSmart houses. Environmental building is actually looked after between buyer & builder, these guys are just using it for marketing rather than doing anything substantial. They are not killing wetland is a plus I guess. Simple googling pulls so many options. But there is no internet to start with... http://www.williamslanding.com.au/Environment.asp All in all, I got the feeling that they want cash-in on "Location, Location, Location" funda but not really any long term value-add for the hefty asking price. Buying a land on Sayers Road & using new Palmers road to station/highway might be good idea... Re: Williams Landings, Vic - buying a Land 6Dec 15, 2008 11:18 am 185k for that size block is excessive to say the least.
I paid 125k for a 557m2 3 yrs ago(18m frontae) , and I understand that similar sizes are only another 20k or so more now. Adrian B Re: Williams Landings, Vic - buying a Land 7Dec 21, 2008 12:30 am My partner and I paid $150k for a 512 m2 with a 16m Frontage near the corner of Leakes and Morris Road in Rose Grange. Telstra & ADSL/2 9Jan 06, 2009 1:27 pm According to this post http://forums.whirlpool.net.au/forum-replies-archive.cfm/477262.html, Telstra shall install RIMs like they did in Point Cook.
My friend bought a house 3 months ago, still on expensive wireless internet. Ports for ADSL are not available, forget about ADSL2. Does anyone from this area has ADSL? Re: Williams Landings, Vic - buying a Land 10Jan 15, 2009 12:06 am Yep we bought at williams landing, we went down and had a look at their land and plans for LONG term not just short term. They have design standards that we found to be much greater than others in the area and its a fantastic location for both of us. Buses, trains, direct freeway access, its own incorperated town centre, parks, gardens, etc. the list goes on. I will agree land prices are a tad high. It all comes down to personal preference in the end though. Re: Williams Landings, Vic - buying a Land 11Jan 21, 2009 6:22 am We have purchased land in the estate next to Williams Landing (Wyndham Waters), which I may add, is still going to be part of the suburb Williams Landing and we have purchased a block that has an 18mt frontage with 31mt length for $150k. The price of the land has already increased to around $185k and we have not built yet! We are on Forsyth Rd side which to us is just great as we have easy access to the freeway.
We currently rent in Trugganina while waiting to build and we were so lucky to pick up ADSL connection (adsl 1 though) around 4 months ago through iinet. We had ADSL in Point Cook but when we moved Telstra told us we could not get ADSL in the new area. We waited 6 months then contacted them again, again they said no. We then went to iinet and they said yep and got us connected 10 days later. Maybe we were just lucky as the Laverton exchange must have released some more lines just at that time. We are not complaining and will hopefully take that connection with us when we finish building at the end of this year or early next. Cheers, Lee Re: Williams Landings, Vic - buying a Land 12Feb 02, 2009 4:29 pm I have brought in williams landing swanton ave. I had my eye on the estate for a while as did many people I suspect what is planned there I think everyone will agree is nothing short of amazing. An estate with its own post code (incuding WW obviously but is only a smaller corner of what is planned) We paid 206k for 592sqm I was aprihensive at first however that is what their getting for the same size blocks across the road at point cook. Its also worth mentioning all land there is all but sold except for a few blocks so if your worried about the blocks value it seems the market has said that these prices are acceptable. I also believe it will give this estate a sense of prestige and ensure that those who buy blocks there will build big nice homes. WW will be right next door and I think we will drive up their values however there is a massive 3 metre high fence that separates the two estate and no plans to link them. This means anyone who lives in WW will have to drive around to get to williams landing adding an amount of time to access the inferstructure avilable Re: Williams Landings, Vic - buying a Land 13Mar 09, 2009 7:17 am octain I have brought in williams landing swanton ave. They said there will be no fence. I selfishly hope that is right but who knows ..... I use the Point Cook Town Centre at the moment as it is so close and until WL is completed I will continue to do so as it is so close to Forsyth Rd area. If a fence goes up as you suggest then I will continue using Point Cook TC. Cheers, Lee Re: Williams Landings, Vic - buying a Land 14May 13, 2009 2:18 pm Regarding ADSL availability, there's a long thread about this on our forum: http://www.wyndhamwaters.com/index.php?option=com_kunena&Itemid=28&func=view&catid=8&id=784 For full disclosure, I run the residents website and operate the wireless network on the estate to give our neighbours another alternative if they can't get ADSL. Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers.
