Re: First Home / Land buyer questions 3Aug 29, 2014 12:46 pm pj87 Hi All I am a new land buyer and just after a bit of advice. Firstly what is the process from start to finish; is there a guide anywhere ?? I have pre approval. I find land that I like, the agent knows that I am interested. What now?? what are the steps in order that I should take ? When do I put an offer in ?? ( before or after I go to a conveyancer) If you find a piece of land you like, get a copy of the contract of sale and associated documents from the agent and send it off to the your conveyancer to have a look at to make sure it is kosher. As for the offer, that can really be done at any time. Do your research and come up with a price you think is appropriate. Ask for a subject to finance clause in the contract as well. That way it allows you time to go to get the approval from the bank, and if by some reason it doesn't get approved you can pull out of the sale without recourse. pj87 When do I go back to the bank to get full approval on the loan ? After you have a fully signed contract from both parties. That is a requirement. pj87 How can I stop an estate agent from selling the property to someone else whilst I go to the bank and get conveyancing done ? From what I think until the contract is signed, the agent can sell to whoever they want. Otherwise they might miss out on a sale in the meantime without knowing if you will go through with it. Cheers Tom Not much in this responce. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme.
