Browse Forums General Discussion 1 Aug 10, 2020 8:06 am We moved into our new house approx 2 years ago. During the recent rain here in Sydney we noticed a water stain on the room. I entered the manhole to investigate and was suprised that light was entering and i could see outside (Small gap). I then proceed onto the roof and found that a tile had slipped down. The reason it had moved is that it had not been nailed to the batton. I repositoned the tile but I cannot put a nail in because of the tile above and the ridge capping,. As a temporary measure I have put some silastic arount the offending tile but ultimately I need a permanent fix. Would this situation constitue a major defect and the builder should fix or do I need to get someone else in ? Also would the builder be liable for repainting the ceiling ? He would have had the fix the tile (rectify poor workmanship) but the damage caused is your issue. I personally cannot understand this logic I put it down to those enforcing building standards are ex builders. However the builder may fix this damage out of good will. Its the flashing and is normal. Some builders cover them up others just leave them handing.
