We specifically asked the agent if it was in a flood or bush fire prone area, he said no so we went ahead. Then our contract stated it was in a bush fire prone area. We checked the hills map (from 2018) and it says we’re in a vegetation zone. It looks like we’re on the border as 3/4 of our land is in that zone. How do I find out the BAL rating? Should we be concerned? Any help would be appreciated! Re: Box Hill BAL rating 2Jul 05, 2020 8:45 pm BAL ratings are found by a formula assessing the type of scrub / vegetation you have around you, the slope of the land and the distance the threat is to your build. Also, generally speaking the BAL number can be different on opposite sides of the house - i.e. the side away from the fire threat and 'protected' by the house itself will generally have a lower BAL rating. You can try a DIY BAL rating - there were PDF' and 'how to' sites explaining how to do your own BAL rating. HOWEVER, these need to be verified by the local bushfire people and mine was automatically classed a FZ (even though I got a rating of 29-19. Why? Because I'm not a bush fire consultant. I was told anyone that self assess automatically gets stamped FZ (they don't even read it). I had to pay several hundred dollars to get an accredited bush fire consultant to come out and give me a report that had the same outcomes as me. BAL 29 (med-high) is about the limit of where things aren't overly costly to confirm to. Once you get to 40 and FZ is where things get difficult and costly.
