I have spoken to a couple of builders who have given indication to do the design side as well as it is not terribly complex. Having said that, I don’t like the idea that they would keep the ip of the design. I have also spoken to a draftsman and have a quote from them. It seems a little high for me but no idea to be honest. I keep going backwards and forwards as to if I should get a draftsman/architect to do the plans then find a builder although as we are on a tight budget, I think having a builder involved from the start makes sense. We are wanting to plan for extension, carport and minor change inside the house although likely will just do the extension for stage 1 or might put the build off by 12 months but still want to move forward with design. Any words of advice? We are Northside of Brisbane by the way. Lindsay Re: Architect/Draftsman or Builder 3Jun 28, 2020 6:22 pm Hi Lindsay, do you have a preferred builder ? If so, do they have recommended architects / designers ? It's always preferable to have a good working relationship between the architect / designer and the builder so they can resolve the invariable design queries that arise during construction. For that size renovation I would engage the architect / designer directly so you can put the construction out for competitive tender even if you have a preferred builder (to keep them honest) Independent building surveyors can also assist with contract reviews as well as stage inspections. I have a couple I have spoken to who neither I mind but both would do the design/drafting process in-house. The designer I have a quote from, has quoted the following:- Stage 1 - concept drawings - $1980 Stage 2 - development approval Drawings tbc if required Stage 3 - builders estimate around 770 Stage 4 - building approval drawings around 2740 On top of this they have advised:- Detail Contour Survey - $1375.00 Soil Test and Wind Classification - $670.00 Slab/Footing Design - $450.00 Certification – $4000.00 (on all jobs, certification will be quoted) Not sure if these coats are all in range. Here's what you need to do my2c 1.You need to own copyright or be indemnified against copyright breach in court 2.Make sure you fast track the design,engineering, quants, data and costing in one go. AEC 3D Bim will assist in this process 3.Find someone local that can do the whole of 2. above ie. AEC BIM. It should take less than a week to do everything above.
