Browse Forums General Discussion 1 Jun 20, 2020 9:32 pm My current house has what used to be an open Lounge and Dining area, which is now just used as office and sitting area. I am wondering how to best convert these areas for resale. I was thinking about sectioning off the Dining to create Bed 3 or Home Office, but I don't like access from Kitchen, and either keeping Lounge as is or making it another Bedroom, as currently it is only a 2 Bedroom house. I agree that you need a 3rd bedroom. Problem is you need to walk through the whole house to get to the back bathroom. If the budget extended to it you could put in an ensuite and robe where the study is and divide the front room into a bedroom and a small study. Great idea, but I don't have the budget for that and would never re-coup the spend. What would you estimate that would cost $10k? The other thought I had was to make the current Dining are into 3rd Bedroom, then alter the sliding door, brick in, create a window, new patio doors out to pergola, create new passage off lounge into hall etc,( see sketch ) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ but it would mean reducing the Lounge/Dining area considerably and also quite costly, but then it would be close to bathroom, and would keep the front area as a second Lounge and study/home office. I'd also remove the wall and door in the entry so the front lounge is open rather than a separate room. As far as costs go, it won't be cheap. I'm not sure where you are located but I'd be expecting $40-50k. The question is, will you get that money back. Sometimes by the time you factor in the time and effort you are better to off load and move on. Have a chat to a clue of real estate agents and see what they think. It would be a nice idea, but too costly, I would guess $20k and I wouldn't recover the cost of the renovation, as the house was bought at the peak of market. I guess if I was staying here for 10 years it may be worthwhile. Thanks amilelka, that was my original idea, i just didn't like the Bedroom at the front with no bathroom, but I think this is how I will end up going, then the new owners can either make it a bedroom or second living area, and i am not outlaying big dollars on alterations. consider putting in wall WC instead of robe in the same bedroom, then it might be doable to hook up to the existing piping. 4 6627 First time building 2 storey home in NSW.
