It’s “as is” and needs to be demolished within 3 months of settlement. Currently waiting for finance approval so will be 1-2 months before settlement. 1. Do I need to get a site plan, building inspection, feasibility study, soil and contour survey done before demo? Can I even do it if I don’t own anything? 2. Can I ask for quotes from demo companies before settlement? I understand I can’t get council permits or request services to be disconnected until I own the place but is there anything I could get started with before then? I am planning to have discussions with builders as well in the meantime but just thought I’d ask. If I’ve missed anything please feel free to suggest. Our architect handled everything (getting land survey and soil tests for preliminary engineering report) pre-settlement. We just let the real estate agent know in advance and the relevant contractors will contact the REA when they needed access to the site. This allowed us to finalise all our designs and engage builders for quotes pre-settlement. To minimise downtime and not having to pay a mortgage for empty land, its best to have everything finalised and a builder ready to go before you settle in my opinion. The only downtime you'll have is the abolishment of services which you can only do post-settlement and can take up to a month. 2. Can I ask for quotes from demo companies before settlement?
