Browse Forums General Discussion 1 May 21, 2020 3:19 pm Dear all, My build is in the lockup stage with garage on zero lot boundary ( location - Melbourne). I just came to know that my neighbour is building on both the sides zero lot, not just the garage side. That means the side he shares with me also would have wall on the zero lot (his garage is on the other side which is also zero lot). His lot is 10.5m wide and he got the approval from council for the given plan. When I spoke to him about the fencing and explained to him that the fencing would end behind my garage. But he seems to believe that between the zero lot wall, there should still have full fledge fence. I have no idea what he is talking about. How two dwellings can be on zero lot and still have space for fence. Is that something like zero lot really doesn't mean dead zero and will have some setback in reality? When I saw his plan, his rooms internal measurements+ wall thickness all adds up to his lot width, so there is no chance of any allowance at all. The site classification was P and if they build wall to wall, how would I ensure that there is enough space for slab movement later between the houses. Most of the house in the new estate has garage side zero lot boundary, but the other side was 1.15 meters minimum away from the other side of the boundary. This is the first time I am seeing both the side of the boundary is on the zero lot with no allowance at all. The fencing will start at the rear after the garage walls. Fencing can also be placed between the two properties at the front if allowed by the estate guidelines, in your case the neighbouring garage wall will be used as the start of the fence. Go for a drive around a new estate and take photos of two homes that are built boundary to boundary, they're everywhere. Send your neighbour these photos. In regards to the slab movement, i'm not a structural engineer so I can't comment on this. But, the engineer for the neighbouring property would have had to taken this into account when designing their drawings. You must be new to the internet.
