We are approaching the final few weeks of our build, with certificate of occupancy hopefully next week...
We have already been informed by the builder that under the new measures “We will be carrying out a virtual inspection where the supervisor and a senior construction manager will carry out a Quality Assurance Inspection and take photographs of items to be resolved. A report will be forwarded to you and this will form the basis for settlement.”
Basically we don’t get to inspect the property in person until handover, which is also under restrictions, but will be supplied with their photos.
I have expressed my concern and was ‘reassured’ that handover is not the end of it, that we have until the end of 6 months to raise any concerns or faults. I know from experience the follow up after handover is always their lowest priority.
Can they just decide this?
Surely we could inspect our house at an agreed time with the SS only having to unlock the door and not be in the rooms with us?
We also have the added concern that we may not get handover before the state/country is in total lockdown, meaning we are paying out both rent and basically a full mortgage for longer than anticipated - potentially months?
There is so much uncertainty.
