Browse Forums General Discussion Re: Has builder "forgotten" to insulate some walls ? 21Jun 20, 2020 2:59 pm For the story, I listed the missing insulation as part of the one year maintenance period. A few weeks later came the person who was my building supervisor. He confirmed the absence of insulation in some of the walls. At the time, he wasn't in charge of the insulation as he replaced the initial supervisor after walls were plastered His theory was that insulation batts were installed from the outside after the bracing sheets were added, explaining missing insulation wherever a bracing sheet was present. I wasn't 100% convinced and asked him to poke holes in some other walls. While not ecstatic about having to repair more walls, he complied and it happened his theory was mostly right, with the exception of one room where most walls were missing insulation. In the end, they cut large chunks of plasterboard in between the noggings, added R2.0 batts, replastered, and now have to repaint. For one of the rooms, they instead took out some weatherboards to retrofit the batts from the outside. Builders know this and behave accordingly. This adds cost and risk for everyone, amounting to much more than any $25k government grant or builders’ ‘free’ inclusions promotions. Our 6m high Cathedral ceiling has 0 insulation, just plaster, wrap and tiles as far as I can tell. Wife likes the exposed beams, I hate the $600 per month heating bill,… 0 13478 Hi VK, I am now retired however I have stood beside over 300 owner builders in the past 18 years that have successfully built their own homes.
