Browse Forums General Discussion 1 Feb 03, 2020 1:12 pm Hi all, I've recently signed up with MOJO (McDonald Jones) and have had a 20K design studio voucher included in the tender. I don't have any extra budget for upgrade so aside of basic inclusion, the 20k is the remaining budget i have to make decision on inclusions and design. At this point I'm most likely going to go with the following. But would love some opinion on what people would do in this situation or if you've been in a similar boat. * Allowance to ceiling tiles in En suite on included tile range (estimating 1.5k) * Square set cornice on main living area's and hallways. (Estiamting 3.5k) * Considering upgrading to 40M bench top in kitchen but unsure if this really matters and worth the $$ * Second shower head in en suite shower (estimate 1k) * Extra power points/lighs (allocating 5k but not sure how to approach this. Some say to do electric after handover. Some say it's cheaper and smarter to do during build but not sure if i have flexibility with volume builder). 5k I did spoke to one of the saleperson's last week having another work through the dispaly home and she said she strongly recommended upgrading from the standard carpets. Not sure if this was a sales pitch or i should consider this. House design for reference. https://www.mojohomes.com.au/home-design/oasis Re: Inclusion/studio vouchers - What would you use it for? 2Feb 03, 2020 3:30 pm Consider - increasing internal ceiling height to at least 2700 - increase ward robe door height if you plan to store suitcases - increasing garage door height (if you have or will have a SUV) - electric points and data points as required - 40mm benchtop is nice to have and increases wow factor . do this if $$ permits. - ceiling tiles in all wet areas is great to have...budget permitting - get extra outdoor power points - get extra tap in gardens - sarking to roof Re: Inclusion/studio vouchers - What would you use it for? 3Feb 04, 2020 9:39 am My number 1 inclusion would be tiling up to the ceiling. Number 2 would be internal wall painting if it's not already included. I don't like the look of 40mm benchtops at all, the proportions are too similar to cheap laminate bench. I prefer 12-20mm for a slimline look or 60-90mm for a chunkier look. Upgraded carpets are a waste of money. Spend it on structural elements that can't be easily added or changed later on. Some suggestion above have already been priced into tender (2.7 ceiling for example) but will look at the rest based on your suggestions. Great advice and i tend to agree with everything you've said. There is a basic inclusion for all flooring so might just go with the standard carpets and upgrade down the track if i want something a bit more plush. Estimate came in at like 6k based on the next level up for carpets which i was a bit caught of guard by. I have opted for laminate floor boards and the sales rep has recommend upgrading these to the next level, mainly on the basis that the included boards are not water proof and i have pets. Do you think this is worth while or falls under the same priority as carpets? Do you think this is worth while or falls under the same priority as carpets? I would suggest, especially now , ask around a few stores, email plans and get some quotes, then ask your builder for a price to delete it and do it yourself, only issue with floorboards is they normally have to put extra timber trim around the floor area I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings. There is no benefit in keeping it… 1 4106 Plasterboard Gyprock is very popular as a reveal liner these days. You need to provide a way of supporting it, we use a modified timber reveal or bracket.
