Browse Forums General Discussion 1 Jun 10, 2019 11:11 am Hi All, Looking at doing a knock down rebuild, would appreciate to hear others experiences with this. We are considering doing a double story home. In regards to price how much extra did you pay on top of the home builders price. For example with Masterton a double story ultimate inclusions price may be $420k. I am aware we need to pay demolition, landscaping, driveway and blinds. how much extra should we budget ? What other hidden costs is there ? Thanks Suzy Re: Knock down rebuild hidden costs 2Jun 10, 2019 6:30 pm Site costs - depending on your block location, slope &soil type, they could be anywhere between $20k - $100k or more Our build thread viewtopic.php?f=31&t=82369&p=1525857&hilit=fairhaven#p1525857 Re: Knock down rebuild hidden costs 3Jun 13, 2019 12:09 pm Old Bloke Site costs - depending on your block location, slope &soil type could anywhere between $20k - $100k or more LOL, That's why site costs are referred to as hidden costs, as initially they are buried... out of -site- Sight Generally, by the time they are uncovered ( Geotech reports, engineering, Retaining, footings, piles, etc) most Battlers & Punters are stung..too late Forewarned is forearmed Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Knock down rebuild hidden costs 5Jun 13, 2019 8:38 pm aussieta a knock down always disturbs the soil and becomes a P site Not so, You can get good cheap compaction on a sandy site, so it doesn't always become a problem site Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Knock down rebuild hidden costs 6Jan 25, 2020 12:05 pm Site costs are always a potential blow out. When building on an empty block I think soil tests can be easier, when there is an existing home I don't know how they can do a soil test in the middle of the block to determine the foundation class and what footings / foundations are needed. Maybe check to see if council has any documentation from when your house was first built, this way the builder can't say they are not aware and raise a variation / extra site costs later.
