Browse Forums General Discussion 1 Jan 25, 2020 1:21 pm Hi, We are planning to buy a brand new double brick constructed duplex and found a big crack on the exterior wall on the backside of the building. I have enclosed a photo of it. It starts on the other portion and extends to the middle of the building's partition. Its an owner build and the contractor who built it does not have the builders insurance which means there won't be any warranty. The agent advised the issue has been addressed which is something to do with studs and the builder fixed it and the bricks have to be replaced. We liked the property but this was concerning us before we could make a decision. I don't have any knowledge about this stuff and this would be our first home so looking for some help from the experts in this forum. Then I would recommend that you have the house structurally inspected and surveyed by an engineer hombuild I have enclosed a photo of it. It's not allowed unless there a extenuating circumstances. The whole idea is that an owner builder is exactly that, building their own house not building for commercial reasons. Ultimately the OB would still be responsible for the normal structural warranty for 6 years after construction and have to take out OB indemnity insurance to ensure that repairs can be made if the OB is not able to carry out the repairs due to disappearance, death or insolvency. If there are already issues like this in a brand new construction I think I'd start to have serious doubts about the overall quality of the rest of the build. Also highly unusual to crack the bricks like that, normally cracks along the mortar line.
