On difficult blocks it is advisable to have your own preliminary, contour survey, sketch, engineering and approximate quants to start with before you engage 3 builders. Here's why 1. You deal with a Sales consultant (on 3-5% Sales commissions) whose job is to get a cash commitment, they are not experts and prone to making errors, I suggest you put them to the test,nuf said 2. Avoid designers with sweet heart deals with selective builders ( on 3% design fees + Sales commissions), you may think you are getting a good deal, but unless you have quantities and approx costs provided you will never know, because you will be unable to scrutinise the construction/engineering costs 3.On difficult builds, designers/builders always leave the engineering til last...
