Browse Forums General Discussion 1 Oct 21, 2019 5:21 pm I l live in western Victoria near the coast, on a few acres of land with some gum trees, my house was built 10 years ago and was built with some terminte reistant timber , it has steel foundations which is good but wooden subfloor. l had a termite inspection a year ago and no termites were found but they said l'm medium to high risk because l have about 20 gum trees on my land. It depends on a few things like how much garden clutter you have in the immediate area around your house, how close dead and/or living trees are to your house etc. Why don't you do it yourself? Easy to grab a flashlight, don a pair of overalls and check out all the sub-floor areas under the house then take a quick tour around the perimeter looking for signs. Stewie Re: termite inspection?how often? 3Oct 26, 2019 2:23 pm Its not that easy Stewie D. You need to know about termites, how they behave and how to reduce termite risk. Termite inspections should be at least every 12 months or more frequently depending on the risk. The idea is that if you do get the termite attack it will be spotted early with no chance of serious damage to the house. I have seen two homes in Glen Waverley where termites were in fo ra long time(because owners were either overseas or interstate and the tenants did not care) and both were damaged beyond redemption and no recourse to insurance. I you get a good firm for your termite risk management they will inspect annually and have professional indemnity insurance and will be able to offer you $100K "timber safe" policy as part of their inspection. Then if the damage does occur you will be covered BTW you will service your car at least annually, your house is worth 5-20 times that so why not service it annually? Whether these guys had actually donned overalls and crawled under the house and inspected every sub-floor area or not I'm unsure but I tend to doubt it. I think on the reports I'd read that there was " no visible termite activity"which to me is a pretty easy "out" for a lot of these guys. I think like some other aspects of the building industry there are those trades that take pride in their work and then there are others who are just after a quick buck. Don't get me started....
