Browse Forums General Discussion 1 Apr 26, 2016 11:51 am Hi, New here so i guess this will also be my introduction. partner and i just bought land in Berwick VIC in a new estate. settlement happened late last year and Mrs is already stressing out! everyone in our neighbourhood has already built and we are the last to build. (though we haven't decided on what house to build) our issue is people dumping rubbish on our land. it started with some small amount of landfill soil. recently there's been more soil, broken up concrete, a pallet and rubbish added on top. we're not sure what to do from here. we've spoken to the council and they've told us there's nothing they can do. a few others we've spoken to said that the builders will be able to remove it, but at what cost? we're worried that this will be added to our site cost and will end up being too expensive. (why pay for something that's not yours) also our land is in a court and figured it was our neighbours that have dumped all this crap! don't think others in the estate would make such an effort to drive into our court and dump it there. I told the Mrs not to kick a fuss with the neighbours since we don't have proof plus don't want to be a bad neighbour. any help and advice is appreciated. Rob. We've noticed a manky old suite appear on the land next to us, the next visit it was on the other side, I'm just waiting for it to get dumped on ours!! I've considered buying some temporary fences. that should stop it. Plus i think the builders won't have to charge me for hiring the fences come construction time. anyone know if that is the case or would the builders still charge me regardless? are there certain rules and regulations in term of correctly installing the fences? Re: Rubbish on vacant land 7Apr 26, 2016 8:17 pm Before we built we had a bit of rubbish and concrete dumped on our block. The builder cleared it before they started the build and we weren't charged for it. There is a vacant block next to us and as it's the last vacant block in the area it has become a bit of a dumping ground. The owners put up temporary fencing, which are pad locked together and then large star pickets in the center of each temp fence section. Seems to have worked well. I suppose if someone really wanted to dump rubbish there they could but they'd have to go to the effort of removing the fence sections which in itself is a deterrent. The people who own the block next to us will be owner building so I guess they would have to clear it themselves - double annoying. It's so rude when people dump rubbish on vacant blocks ? My main concern as an owner builder was theft as there was no one on site for weeks/months at a time. I also made it known when arranging for deliveries that there was a security camera on site as I suspect that many thefts are "inside jobs". I noticed that some suppliers are now also photographing their truck being unloaded to prove that they actually delivered the materials to site. Needed a 6m skip bin and it was all heavy concrete (obviously someone's old driveway). Temp fencing went up the following day, only way to keep it clear. Builder will still charge for fencing as its in the contract. The council would care if it was on their property. No one in our area was so rude fortunately. It wasnt building materials though, it was old mattresses, high chairs and bags upon bags full of garbage. Dogs ripped into them within 24 hours and left dirty take-away boxes and used nappies strewn across the block. Silly buggers left several items of identifying paperwork though. Council removed the items and fined the culprits. I think we were pretty lucky considering... I'd recommend hiring fencing if your build is not starting for some time. Also be aware if there is damage to the fences by diggers, machinery from your neighbours builds, you will need to pay for it to be replaced. The fencing option is cheaper in the long run as builders rubbish i.e. fill that is unclean/mixed can be really costly to remove, like in the thousands of dollars which is what we found out. I bought my camera several years ago on Ebay. Search fauna camera. The camera I bought was called Acorn. You will need some where suitable to mount the camera. I had suitable trees, shed and machinery to choose from. Yeah I don't know why I came to a forum.
