We've engaged the services of a structural engineer to remediate a subsiding pier as well as to address the obvious drainage issues under the house - when it rains water leeches out of the hill and streams through the subfloor area. The previous owners installed fans in the subfloor area in an effort to dry out the soil which is fine but does nothing to address the cause. The structural engineer has quoted almost 5k to rebuild the subsiding pier and footing and over 20k to design and build a proper drainage solution. The quote provides no detail about the solution nor does it provide a cost breakdown. Before I have a conversation about what exactly he plans to do I want to understand these problems are generally addressed. What do we need here? Presumably it's going to be some kind of trench at the back of the house to collect the water along with piping to carry the water to the stormwater drain. Also is 25k fair for this kind of work? You are correct in questioning what's being provided for $25K? I suggest you ask him to 1. Meet you on site, show you engineering details and explain the engineering repair work required in general terms 2. Separately, Pay him for the certified engineering drawings which needs to be submitted to the council sample pile drawings here Certified 2D Plans & Engineering Documentation 3. get 3 trade quotes for the works 4. Really depends if the water source is surface, subsurface or a natural spring.I would get this investigated first before any design is done so this will require a soil test and probably some lab testing.
