I hope this helps you all a little? In relations to BAL ratings our block was 12.5 which apparently the elegance package already covered the cost as it required things like aluminium fly mesh etc so not sure about BAL 19 but I have heard of things like double glazed windows etc for some higher BALs Re: Coral Homes Grange 28 build time 24Jan 30, 2020 11:05 am Tribe, if you're interested in black, white and marble I've posted the cost behind my choosen ones (we're going with National Tiles) so maybe check it out to get an idea bare in mind the black bathroom tiles are the only standard ones used. Thank you Shannon288 this is crazy helpful, do you know if the black tap and handles promotion on for a while as our appointment is the 24th Feb! Re: Coral Homes Grange 28 build time 25Jan 30, 2020 12:40 pm WOW can I just say I LOVE this forum!! You guys are all so helpful!! Thank you so much for this. Shannon288 I loved that smooth coffee! You have great taste! That didn't cost as much as I was expecting for the second colour! Worth it totally! That Arlo Matte Black promo is good value !! Was surprised to see the variation on the soft close, I guess its because of the potential weight in the draw? When you say built in microwave, do you mean where you see it sometimes in the displays with the silver bracket or plating around it? So glad to hear this all came back cheaper- that's definitely a win for you! Will need to check that with the Bal rating, oh my gosh if we had double glazed windows included I would be so happy! Magpie, that definitely helps me understand how they cost it - how frustrating for you! Sorry to sound like a dummy but does 4 zones mean 4 outlets or can you have more outlets than zones? Zara99 that is awesome, thank you I would love to check it out. Do you have a build thread? I'll go and find your post Re: Coral Homes Grange 28 build time 26Jan 30, 2020 1:37 pm Hi Tribe The 'zones' worked out to be rooms in our case so an outlet per room. Our living/dining area is open plan an considered as 2 zones itself so expect there to be 2 outlets in this area. Its a big area. Will end up with a temperature sensor in master, media and living area to regulate those areas. All rooms except media will also have fans to help with circulation. Re: Coral Homes Grange 28 build time 27Jan 30, 2020 8:38 pm Zara99, No problems at all. I wouldn't be surprised if the 'promotion' isn't an all the time kind of thing. My brother built over 2 years ago with Coral and had the same promo 😂 Yeah that's exactly what I mean with the built in microwave it has a metal face plate to fill the gaps around the microwave itself. My partner loves the idea so we had to get it. We were very surprised as most things came back cheaper than originally estimated. Re: Coral Homes Grange 28 build time 28Feb 08, 2020 2:26 pm ST-Hardy Hi guys, We are also about to start building with Coral, the Grange 26 with mods, so exciting! We are at the very beginning, just put our deposit on the land and awaiting the final quote and land reports (which should land in my inbox this afternoon or tomorrow morning). Where are we all building? We will be building in College Rise at Sovereign Hills Hi Hardy, I am also going with grange 26 and so excited about it. would you mind sharing with me what changes have you made to your plan and your upgrades. Re: Coral Homes Grange 28 build time 29Mar 02, 2020 2:34 pm Just a suggestion with variations. Try and get most changes done and put into your tender otherwise post contract every variation takes approx 4 weeks to get back. We are still waiting on variations because we missed a few things on our plans. Look closely at window heights and window sizes in relation to where you'll put furniture. Don't forget about whether you want brick infills or FC sheeting. To avoid charges for changes in your colour selections make sure you put in options e.g if you're on a budget and don't want to over spend in certain area like stone pick out two options. Choose the one you really like and also one you like in a cheaper range. We did this with taps and door handles we had 2 different matte black tap options and two different door handle options. If you don't have options they can charge you $200 for a change to the selections if they want. The options also make it fast for them to alter the variation. Anything you don't want you cross it out on the variation and they'll remove it. We had issues with our driveway as they realised they couldn't do exposed aggregate in our area after we signed our contract so we took it out. This worked out good as the driveway has already been approved through council on our plans so we don't have to resubmit to council when our concreter does the driveway. We also got a $12,500 variation back from Coral for the driveway which is expensive for 54m2 black aggregate. We are able to get a bigger driveway and footpath down the side in a white rock aggregate 3k cheaper than Coral's dark aggregate driveway. We are getting a local concreter to do our 70m2 driveway plus a 1.2mx21m footpath for $8,800 in holcims lighthouse white mix Re: Coral Homes Grange 28 build time 33Jan 10, 2021 9:14 am 100% agree re the cost for electrical. We added $3000 to our standard inclusions and still had to contribute almost that again. I’d recommend having a minimum of $10k for electrical if you want things like fans etc. Selections was only $3500 more for us. Upgraded doors, black taps, upgraded carpet underlay, sunken sink and a few other mods to make the house look nicer. Tiles was the cheapest for us, $500 over to tile to the roof behind the range hood. Our build (hopefully about to start this month) is in our profile if any of this helps We spent close to 2 years in a process with TA. It was horrible..... we got to tender, and the first cut was 50% over our budget which "they care such about meeting ".
