Browse Forums General Discussion 1 Sep 16, 2019 10:16 am What are all the points to consider when we go for Brick veneer instead of Solid brick (mostly single and double is not common and expensive) ? Why property agents are suggesting brick veneer over solid brick ? is it because of cost is less ? What is better in terms of strength and long term benefits and insulation from Winter and Summer seasons ? Re: brick veneer vs solid brick construction 2Sep 17, 2019 9:45 am There is sufficient data online eg real estate sites, etc that have sold and resold ( 2nd time) Display Homes Interesting, when they sell fist time, there is little difference, The valuations are over priced I would say it's the Display Factor (Furnishing you don't get?) The second time around they drop 20% in value. My2c Tradition solid Brick homes always hold their value when compared to other forms of construction Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: brick veneer vs solid brick construction 3Sep 18, 2019 1:55 pm if it's brick veneer, then I believe the brick has no structural value. The structural strength will be in the wooden/steel frame of the house. I'm not sure about insulation, but I would assume a brick veneer is basically only on the facade of the house? no point having brick veneer in the back. So I would assume that has negligible insulation value as well. The brick work has to support it own loads, which are considerable and portion of the wind loads. It may not support the roof loads those are generally carried by the wall frames. hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: brick veneer vs solid brick construction 5Sep 18, 2019 9:26 pm ![]() ![]() if it's brick veneer, then I believe the brick has no structural value. It's not really standing on it's own, the ones that I've seen are either glued on or have some kind of railing system. Re: brick veneer vs solid brick construction 6Sep 18, 2019 9:41 pm Ah.. a difference in terminology Brick veneer the std brick has a mass of 100kg/m2 Brick Tile Veneer a thin biscuit has a mass 20kg/m2? Correct,The tile is supported by the frame work Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: brick veneer vs solid brick construction 7Sep 18, 2019 9:59 pm ah right. Yeah I was assuming the tile one since the OP mentioned it's not solid brick. If it was a proper brick you would be right about the structural value. Hi Fry, In reply to your message, Reverse brick veneer is becoming more common in Perth.
