Browse Forums General Discussion 1 Jul 05, 2019 5:02 pm Hi, I've been researching how to go about sealing and epoxy coating my garage floor and seem to be going around in circles on how exactly to do it and finding compatible products. I have a 60m2 concrete floor which is about 30 years old, it's made in 4 slabs and has areas with efflorescence due to moisture. Ideally I'd like to to this work in two sections to save issues with keeping stuff in storage. I know this is far from ideal but I'd like to know if it is possible to have a reasonable looking join. I'm not after a perfect flat floor, and would like to avoid hiring a concrete grinder, but would like it improved and hoping I can put the epoxy coat down at about 5mm thick which would make it flat enough for me. The steps I think I need to take. 1. Clean out gaps between slab sections 2. Power wash floor 3. Scrub with a pre seal cleaner 4. Power wash floor again 5. Allow to dry for the night 6. Fill gaps with 100% solids epoxy filler or polyurea filler 7. Apply a premium water based penetrating sealer 8. Then start the expoxy covering... I'd love to have some recommendations on products for the above and anything else to watch out for. Thanks for your help. Re: Sealing and epoxy coating moist garage floor 2Jul 05, 2019 5:41 pm Do you realise that 60M² at 5mm thick is 300 litres? It will cost you a fortune. I epoxied our garage floor however it was a new floor and in good condition. I vacuumed, prepped it with dilute hydrochloric acid then washed it down. Let it dry over night then coated it with 2 coats of an industrial 2 part epoxy paint from a local industrial paint supplier which I cut in around walls and rolled the remainder. I'm very happy with the finish and general resistance to scuffing and staining. Epoxy coatings aren't designed to level or patch concrete. Like any painting preparation is the key so I'd try grind and patch any areas that need it. If you have expansion lines cut in your concrete use these as the line to stop at if you are only doing half at a time. Our garage is 41M² and it cost me about $500 for the epoxy. The other option is to use a concrete densifier and then grind the concrete. That way you will end up with a very hard a flat bare concrete finish. I looked into this option but didn't have enough time to do it. Yes it’s much cheaper to hire the grinder at $1500 a day. I was planning on filling the expansion joint to make it flat. Assume if the epoxy is going to go down as thin coating after grinding I can just a thick tape to make the join. I guess it depends on what you are planning to do with the space. I just wanted it nice and clean. It stops concrete dust getting into the house and is easy to sweep out. It's also easy to clean up any spills and won't stain. I didn't even bother filling the expansion joints. And a few small areas I can patch. The main purpose is to have a cleaner looking floor which is easy to clean and stops the moisture coming through.
