Don't expect much from them. There are two issues here Firstly the entry level for building inspectors is a diploma of building surveying plus experience of working in building surveyors office. That is fine for mandatory inspections but many have never built anything, don't know about contractual matters, have not inspected existing homes to know how building elements fail, nor do they care about contract conformance. Contract that against a good building consultant that has higher tertiary qualifications, a lifetime of building and inspecting and yes there is the difference. The second issue is that mandatory inspectors get paid around $120 and produce one page checklist. A building consultant will charge around $600 and will give you a verbal summary on the day followed by a report of findings, experience opinion and recommendations, and in addition you can ask questions about your contract or building issues on the day. Sure there are lazy clowns but many are competent mandatory inspectors that do a good job, however it is in a limited sub set of competence.
