Very important but you do need to have someone who knows what they are doing. I’d worry about any service saying pre slab pour wasn’t important in Victoria at least where engineer does not come to site. As someone said above slab (post slab) can be inspected at frame stage as it’s visible. Quite often the soil compaction is compromised by excavation by plumbers and electricians. An engineer can give you an "as constructed compaction certificate"which is good for court. Inspector reports do not hold the same water in court. Most houses today have the soil compaction damaged by machine excavation by plumber and electrician, post the initial compaction certificate. Nearly 100% of private home inspectors ignore the biggest cause of housing cracks. Compromised foundations. Compromised compaction is the biggest cause of cracks in houses, especially today where engineering has been extremely whittled down to reduce material costs. Its at the point where builders are cutting corners in the engineering, hence the huge increase in cracking in new houses. There are massive issues ongoing right now in new homes with cracks, where builder is blaming the land developer civil contractors, and the land developer civil contractors are blaming the builders. The engineering is not meeting the needs of these issues. As they say, "you are only as good as your foundations" *All in my opinion only Re: Build Inspection on every stage - worth it and which sta 12Aug 22, 2021 11:18 am alexp79 The absolute majority of building surveyor inspectors/certifiers are just a bunch of lazy clowns. Don't expect much from them. There are two issues here Firstly the entry level for building inspectors is a diploma of building surveying plus experience of working in building surveyors office. That is fine for mandatory inspections but many have never built anything, don't know about contractual matters, have not inspected existing homes to know how building elements fail, nor do they care about contract conformance. Contract that against a good building consultant that has higher tertiary qualifications, a lifetime of building and inspecting and yes there is the difference. The second issue is that mandatory inspectors get paid around $120 and produce one page checklist. A building consultant will charge around $600 and will give you a verbal summary on the day followed by a report of findings, experience opinion and recommendations, and in addition you can ask questions about your contract or building issues on the day. Sure there are lazy clowns but many are competent mandatory inspectors that do a good job, however it is in a limited sub set of competence.
