I'm hitting a bit of a wall here but maybe it's just a lack of experience/confidence. I've been looking through a lot of different display homes for the last 6 months or so. I've liked a lot but nothing has seemed "perfect" and I always seem to want to take little bits of inspiration from a lot of different sources.
So I’ve started with floor plans. Just having a play around taking inspection from display homes I've seen. I'm just hoping to get some opinion on the layout and concept (of lack there of ).
There are a few things that i'm hoping to achieve, everything else is some what flexible
* 6Mx4M dedicated theatre room
* emphasis on indoor outdoor space from kitchen/living area.
I'm looking at doing through semi custom build through a smaller volume builder (Perry homes), who's sales pitch is essentially "We can do custom plan at volume builder prices. I'm obviously open to other builders and am doing my research but they seem to be friendly and put an emphasis on value for money as my budget is 400k for a single story on a relatively flat block.. Any red flags here?
EDIT: So some hassles with my block and me not knowing anything about set back and regulations. Contact at the sales office assumed i considered those things when taking my plans and getting them drawn up. During this process the drawftmen noticed what he had put together won't fit the block. So i'm back to the drawing board. Lucky i didn't sign the preliminary tender when the sale team start putting the pressure on
