Perth Ancillary Dwelling and services costs

Hi, we are looking to build a new house and shed at the back of our property. We aren't sub dividing, just adding a new house for the kids to move into. It's 120sqm, so larger than a granny flat.

We have spoken with 2 builders - one said we need new connections for power, water, gas and sewerage (12k all up) and the other is sure we can run off the existing services.

Western Power and Water Corp all seem to concentrate on subdivisions, so have no info on a second dwelling.

Has anyone been down this path and can shed any light? We don't want to get any surprises.
