Browse Forums General Discussion 1 Jan 18, 2019 12:46 am Hey all, I live in Thornbury (in GRZ2 zone) and am about to lay a slab for a single garage in the back corner of a 400sqm property with a rear laneway. The side boundary is shared with a neighbour, the rear the lane way. Long story short, we're laying the slab before getting a permit. An idea with some risk, but there's a bunch of other factors at play which I won't waste your time with. I called the Darebin Council to get advice on how close to the boundary I can put it, but they were quite rude/unhelpful and pointed me toward the 'Building Regulations 2018', after which I found 'Schedule 6' and 'clause 54' by way of cascading reference. This is the relevant section in 'clause 54' from what I can interpret... "Side and rear setbacks objective To ensure that the height and setback of a building from a boundary respects the existing or preferred neighbourhood character and limits the impact on the amenity of existing dwellings. Standard A10 A new building not on or within 200mm of a boundary should be set back from side or rear boundaries: -At least the distance specified in a schedule to the zone, or -If no distance is specified in a schedule to the zone, 1 metre, plus 0.3 metres for every metre of height over 3.6 metres up to 6.9 metres, plus 1 metre for every metre of height over 6.9 metres. Sunblinds, verandahs, porches, eaves, fascias, gutters, masonry chimneys, flues, pipes, domestic fuel or water tanks, and heating or cooling equipment or other services may encroach not more than 0.5 metres into the setbacks of this standard. Landings having an area of not more than 2 square metres and less than 1 metre high, stairways, ramps, pergolas, shade sails and carports may encroach into the setbacks of this standard." Planning to lay a slab about 300mm from side and rear boundaries. The height of the garage on the side closest to the side boundary is 2550mm.
