Recently I inspected dwelling that had been purchased six months earlier and now that the owner is in has become aware of serious problems that had not been properly reported in a pre purchase inspection report.

I reviewed the report and yes the inspector picked up on many items but trivialised many and has missed the Elephant
My inspection findings
I have found the dwelling to be substantially damaged from ground instability and slab movement.
In particularly brick walls are severely out of plumb and the concrete slab is severely out of level.
In addition there is ceiling cracking consistent with foundation subsidence.
Had I prepared pre purchase inspection report in accordance with AS4349.1 I would have reported major defects with foundation settlement and strongly recommended further engineering inspection and opinion before making a decision to purchase this property.
I also would have advised that the repairs to this dwelling will be very costly, the estimate to be determined after the engineering report is obtained and a method of remedy is recommended.
I have reviewed pre purchase inspection report prepared by xxxxxxxx of xxxxxxxx on xxxxx and I am of the opinion that the major defects have not been properly communicated to the client as they should have been.
Had the major defects been communicated then it may have had a bearing on the client’s decision to purchase.
This one is yet to play out
