How much work/stress is the build yourself option? In order to go down the route of owner/builder, you'll have to meet a few critera with the QBCC (again I'm guessing you're on the GC) - http://www.qbcc.qld.gov.au/home-buildin ... g/overview Me personally (and I am a builder, but specialize in commercial renovation), I would engage a builder to build my house! Most medium to larger domestic home builders have systems in place to make everything more efficient. I've seen the P&L for one of the major spec home builders and I can tell you now, their margins are LOW (sub 5%). If you can find someone good to work with, I see this as the best option to getting into your finished home quickly and cost effectively. Remember, being a builder takes 4+ years experience, it's not something you can learn overnight! We donβt have a slab just had pre work done like landscape and pad shaped... just a bit of a mindfield in not knowing where to go or who to go with with having limited experience with this industry. We do apartments mainly. I am currently building a house and while house construction is fairly simple, it's an extremely time consuming process. So you will need to either take time off work or have a very understanding boss! If your in Sydney I can recommend an extremely good cost effective builder. I had a friend project manage a major Reno and it saved her a lot of money but ended up being a full time job coordinating all the tradies, ordering materials. He will gave the contacts and the knowledge but not the full responsibility. Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
