Re: Neighbour paraplet wall? 6Nov 19, 2018 8:36 am SaveH2O Van De Bosch To be honest, I'm not against their plan, as long as the wall is not blocking my morning sunlight. It's called overshadowing if you want to do some Googling. Use terms like: WA residential design rules overshadowing or similar. Thanks SaveH20 Re: Neighbour paraplet wall? 7Nov 19, 2018 8:37 am Althom My guess if there is indeed overshadowing council will require changes. Neighbour can be as unhappy as they like but they have to comply with the regs Thanks Althom Re: Neighbour paraplet wall? 8Nov 19, 2018 12:54 pm If the neighbours house is double storey then it’s going to block the sun anyway isn’t it? Have you actually worked out the path of the sun for every season taking into account a rising or setting sun will be blocked more by adjacent buildings/obstacles/trees than a Northern sun will? If indeed it’s Easterly sun and you’re in WA, why you’d want it directly into a bedroom is interesting. I’d fully understand your concerns if it was a North facing living space that was potentially going to be overshadowed. Just an opinion, no offence intended. Re: Neighbour paraplet wall? 9Nov 20, 2018 4:39 pm The house itself would have to be set back from the boundary with 2nd storey set back further under WA regs to avoid overshadowing. This is an extension of a wall on a boundary. Can't see it being allowed to shadow a habitable room if that's indeed what is going to occur Re: Neighbour paraplet wall? 10Nov 23, 2018 11:40 pm The wall height is under 3.0m so I think it will comply. Windows from habitable rooms are set back 1.5m exactly for this reason. Unfortunately I don't think your concerns will prevent planning approval. I will call my certifier for that. Have a good day 4 5108 I am saying that double brick has similar thermal performance due to thermal mass effect. It will be still very interesting to see the state of your framing after 10-15… 10 29662 Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 16049 |
