Henley is refusing to provide me a break up of the costs. Does anyone else have experience this issue with Henley or any other builder? I am not comfortable signing up tender with Henley. Hi HenleyNeil. We're no experts on the matter but just wanted to chime in...might be a piece to the puzzle for you. We're with Coral and they itemized some of the site works costs individually like cut/fill, OH&S hire, storm water connection, water connection, piering systems, additional costs for rock trenching. They also itemized a few things that would be our responsibility which were not included in the site costs like removal of excess soil/rocks that couldn't be used elsewhere on the site. So yes in our case it seemed like we were made aware of a few things, certainly more than just one figure. I would certainly be feeling a little uncomfortable as well. But this is the biggest of all $25K, and not much details with it. All they are saying is this is a provision and it will be used for traffic management, frana crane etc. I believe Henley need to provide me details of how did they come up with this figure. Worst is, they are saying that they have all the working but they can't give it to me. Here it goes all their claim of transparency and honest, out of the window. Get proper itemized quotes before you sign a final contract. I'm not sure supplying your own soil test results to the builder will result in them suddenly deciding to itemize the site costs. Most production builders (and builders in general) will work to their chosen soil and site survey anyway as a matter of their own policy and insurance reasons I would imagine? I'm not sure how far you're financially invested in this project with Henley but maybe you can try to put the pressure on them by threatening pull the pin by not signing the tender? If you've only paid the first part of the initial deposit for the site and soil survey then you wouldn't be the first person to bail out and look at another builder and still come out better off. Not really what you want to be doing I'm sure as you've not only invested money but also time into Henley to this point. Sorry I misread your original post. I can't believe it's $25k just for OH&S. If it is mate get another builder! I am not sure whether Perth has its own way of doing things in regards to this.
