Browse Forums General Discussion 1 Sep 20, 2018 1:23 pm Hope no one else will end up like me?? Read your?? Tender line by line and never ever trust a sales guy. Spend some money to get another Tender from another builder to compare. Things to look?? # 1. Fencing - did they include meter ?? Watch out additional cost may come. 2. piercing -??did they include meter ?? Watch out additional cost may come. 3. Utility Connection -?? did they include meter ?? Watch out additional cost may come. My Advise go with the Big builder, small-medium builder will bite you additional costs which end up the same as the big builder and make your building journey so bitter that you will be terrified to build again.?? Re: Beware of additional Cost in Final Invoice 3Sep 20, 2018 2:14 pm iamsaM , Eg in my Tender mentioned We have included a total nominated amount of 50.0 metres of piercing. Provide 35.0m of temporary site security fencing, to building area perimeter, and maintain through the course of construction as required for WH&S. So if they include a number such as 50, 35 anything additional required will be charged. Re: Beware of additional Cost in Final Invoice 4Sep 20, 2018 2:45 pm Ah ok. For piering - this is an estimated allowance built into your tender and based upon the footprint of your proposed house. This estimate can be more accurate if soil report and engineering drawing is available. The builder will call you when carrying out the piering and you can actually verify the piering done (in lineal meters) For security fencing - very unlikely that the estimate will turn out to be incorrect. It is in builders interest to ensure adequate fencing. The fencing estimation is possible in advance as the lot measurements and neighbor situation is known. But yes, these are estimates / allowances and anything additional could be charged to you.
