Browse Forums General Discussion 1 Nov 23, 2017 10:58 am Hi All, Just about to sign with a builder in Adelaide and getting all my T's crossed and i's dotted before I commit. If I get a quote from, say, a landscaper to complete fencing for an example to satisfy the bank that the project can be completed, can I then get them to pay Stratco or Bunnings and install the fencing myself? There are quite a few items I want to do myself as I have the time and the skills to save quite a bit of money. Re: Using finance for DIY items 2Aug 09, 2018 6:02 am JayJay74 Welcome to the forum I think you may find Banks have tightened up on lending for DIY Projects to finish off homes, eg landscaping and post handover improvements. here is why 1.People borrow the money thinking they'll do it latter and don't. Worse case...Banks don't want to take possession of incomplete homes, in a falling property market 2.Subsequently, builders have seized on this and offer inflated turnkey packages 3.here in Perth which is a depressed market, Builders now have their own landscaping and pools businesses on the side They will tell you "Free pool with every House purchase" but in reality there are no free lunches..let alone pools? You would do best to a. Develop a strategy and plan, for DIY, DI4Me & DIL8er b. Calculate the costs in a. above (try using Google sheets in your presentation) c.Put forward a persuasive case to the banks for financing or save and do it in stages later eg. They didn't even want to see a quote. That was CommBank. Re: Using finance for DIY items 4Sep 06, 2018 3:56 am Thanks. Have confirmed my bank is fine with me doing my own projects. I just presented qoutes for the materials to ensure everything was covered and if I find the materials cheaper closer to completion, I can use them. Makes things much cheaper. A fencing contractor for example will basically double the cost of fencing for the labor when it's something I can do myself. I will save at least 5k just on that. The best advice is for you to get a competent building consultant to guide you through your build 7 4817 The significant date is when receive final payment invoice Check that section of contract Bit of fluff by builders prior to that 1 16087 you were just referred to get advice from your solicitor. This is a legal matter. Separately, why would you use a buyers agent for a house and land package? 3 62772 |
