Browse Forums General Discussion 1 Aug 03, 2018 3:00 am Hi Everyone, I'm building with a fairly well-known builder in Sydney. We just completed the PCI and I found out there are so many gaps between the tile and the skirting boards. Some of the gaps are big enough for a $2 coin or more to fall down. The builder said this is normal and they will fill them with silicone. To me, it's a bad workmanship and looks really cheap. Silicone also attracts dirt and stain which quite hard to clean after a period of time. The skirting board is used to cover the gap between the floor tile and wall so there shouldn't be any gaps between the floor tile and the skirting board. They must have cut corners and couldn't be bothered to remove the skirting when putting down the tile or they shouldn't even put in the skirting until the tiles are in place. I would like to know: * anyone experiences the same? if so, how does it look now assuming it has been sometime now. * is this normal? * is this legal and can I can't refuse their silicone fix and force them to redo the tiling where there are large gaps? Much appreciated for your response. Regards, Re: Silicone between floor tile and skirting board 2Aug 03, 2018 12:52 pm Our house has just finished and we have silicon between the skirting tile and the floor. It looks fine. I would assume it is there to allow for some movement in the house. Re: Silicone between floor tile and skirting board 3Aug 03, 2018 3:30 pm Thanks for your response. I probably shouldn't say it looks cheap but rather it looks inferior to the standard I was expecting. Anyone else has the same thing applied or no silicone in your build? Re: Silicone between floor tile and skirting board 4Aug 03, 2018 10:00 pm Their standard reply is "its within industry standards". Ask them to show you the excerpt. But unfortunately you will have to accept it. Mine is worse in some places....I have vinyl planks!!!. Re: Silicone between floor tile and skirting board 6Aug 09, 2018 11:59 am The standard nowadays seems to be putting down the skirting first, and then the flooring afterwards, which kinda makes no sense (other than it is cheaper to do so). I see it even in the show houses. So for tiles, you'll end up with silicone around the edges, and for wooden flooring, you'll end up with "quadding" - the strips of wood to cover the gap. Some people either don't see this, or it doesn't bother them. But if you had asked them to put the flooring down first and then the skirting, they could have done that for you, but at a cost. My builder quoted me about $2500 to do this. My builder quoted me about $2500 to do this. My builder is the same, I wanted flooring first and then skirting boards as I hate the quad look. They wouldn't do that, but said they could leave the skirting boards off for me to install afterwards. I guess they get the flooring contractor to come in after they have finished and don't want to come back again. I was happy to do this, but unfortunately my wife wasn't as she wanted the builder to do all of it and doesn't mind the quads. I 4 6008 Joe Apologies for the delay in getting back to you. If you haven't sorted this already you need to caulk this gap. Not sure where you are but if you are in Sydney I can… 5 4335 Possibly both depending on the sizing. Idea of working from the centre is that you dont have a 20mm thin tile at one end and a 400mm at the other end. A quick search on… 3 8401 |
