I was wondering if people could give an opinion on space/size for a proposed project. i want to make an open plan kitchen/dining/living and also have a small laundry/butlers kitchen as outlined in the drawing attached. the total size of the space for this to happen in is about 90m2 (12.3mx7.5m) does this seem like a reasonable space? i still want it to feel very open and "big" cheers george Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Space Estimates 3May 24, 2018 7:39 pm Thanks for the reply ! the question doesn't really relate to the block size- rather if the size of the proposed space is sufficient for the proposed function. the block width is 16m which leaves sufficient setbacks etc for council reguations. cheers g Re: Space Estimates 4May 24, 2018 8:34 pm Our current space is about 12x5 with kitchen, meals and lounge in a line IYKWIM. I think your 12m width as per drawing is a little short to include the laundry and butlers (just picturing it in our space!). But you could use some of the 7.5m to put those utilities, so maybe leaving laundry where it is, moving pantry to between kitchen, laundry and bathroom. Have you tried going out to a park and marking out this space? I think you’ll find 7.5 width is huge! You’ve drawn a 12 seater dining table, we’ve got one as well and its length is 270. So even with space at either end for the chairs there’s going to be lots of room! It has the kitchen, dining and living in a line spanning around 10.5m, so it certainly can be done, but you're likely to have to compromise on the kitchen island being a bit narrow and therefore not particularly useable for a breakfast bar. Perhaps you could visit a local display home with such a configuration to see for yourself. I'm looking at your plan and not convinced that narrow study room is very comfortable. Could you open up that space and incorporate it into your kitchen/ dining/ living instead? I feel our width is plenty wide enough (no laundry and only a 8 seat dining table) but I've always known we could use more length however site constraints didn't allow. With a bigger table and the addition of a laundry (which would need to be wider than my butlers), I would consider moving the butlers next to the bathroom wall. Our space does have that "big" open feel but I think that comes down to high ceilings and big windows as much as anything. You can really use anything you want the main consideration would be how it looks once painted/finished - or the look you want.
