The PCA also didn’t find it out until I questioning the safety of roof supporting pole that they put on the retaining wall. Now the builder agree to put concrete foundation to support poles, but ask me to pay for it as it was not quoted. Same as the concrete slab near the beam,the builder says that was not in the contract, was not quoted. If I want it to be done , I have to pay for it. Beside those , I found out the engineer design has been altered without my knowledge. The raft slab was changed to waffle slab. I tried to negotiate with builder but failed . Any suggestions what should I do? Thanks! Re: What should I do? 2May 06, 2018 6:44 am Hmm... So many questions to be asked... What are the footings which are currently under your retaining wall? I can see that the wall gets pretty high in some places and you do not have to be an expert to know that brick retaining walls ALWAYS have to be put on concrete footings. How come your build has been even certified at footings and slab stages if structural engineering design have been changed/omitted in progress? This is a question to your inspector who was performing footings inspection as well as your engineer who also had to inspect and certify BEFORE the slab has been poured. Those two were your first line of defence. The second line of defence had to be your private building inspector you hire who would certainly noticed any deviations from the original structural engineering spec. The third line of the defence is generally an owner (yourself) coming over to the site and checking if work performed to the specs. Obviously, now it is already quite late to regret about that and your builder would have to fix it at his own expense. From what I see, this is a 100% builder's problem as he had to do the build the house as per engineering spec, this should be somewhere on the contract. What exactly is not quoted/not on the contract? Footings or retaining wall itself? Also mask out the builders name on the plan & elevation in that location and please put them up The builder is responsible for providing all the correct Engineering for your new House Quite often Engineers are told not to provide certain Details...but that should be noted on your plans & contract Documents If the engineer was asked to inspect the footings it is highly unlikely he would turn a blind eye on something he was asked not to look at....Please also follow that lead with his engineer as well Simply saying it was left out because you didn't pay for it ..doesn't apply to structural elements. The problem now is also "What other structural Items have been left out, missed, incorrectly placed, Non-Compliant, covered up, etc,etc To determine that you will require your own Structural Engineer & Photos of your build, do you have photos? The contract is not that detailed, it only says Slab, concrete slab, with steel reenfoecement. Does the engineer need to come to site to check when pouring the concrete? In this case, the PCA is also responsible? When I questioned PCA, he says that can be done on later date, is that right? Will we win the case if we go to fair trading? What can fair trading do in this case?
