If you’re happy with that finish then I wouldn’t want to paying you big money to oversee my building project. If the gap is covered by door frames or trims then that's acceptable, that's what door frames, trims and architraves are for. OP says builder covered the gap. Go take a look at the last photo which you commented is unprofessional but acceptable. Again, wouldn’t want to be paying money to an architect who thinks this ok. Re: Gap between brick work and frame 7May 02, 2018 9:39 am Know it’s covered by the trim of the door frame but I still don’t feel comfortable knowing that the frame and the brick don’t meet behind that. Not much in the way of insulation and protecting my frame from dampness etc. Think I’m going to ask them to try and fix this. Want them to take away the trim and put something between the brick and the frame. Any ideas what builders usually use? Re: Gap between brick work and frame 8May 02, 2018 10:12 am Building code states there must be minimum 25mm gap between brick and frame for ventilation. There should then be wall sarking against the timber frame to stop moisture and insulation within the timber frame behind the wall sarking. Ideally the brick should have extended to the left further to avoid an oversize door frame or they turned the corner on the brick work too early. Below is what should have happened, the gap between the brick and frame is closer to the door and then covered by the door trims. Re: Gap between brick work and frame 11Aug 26, 2018 12:54 am KatFife The builders have said this gap is normal and that it doesn’t matter as the gap has been covered with a wooden trim. Hmmm still need them to put something between it I think. Dont except it that's against the Australian standard my builder got darbecca to check my house they failed it many voids they found now the builder has to fix them lol that will teach them I'm having a BCU there's no way I'd accept that cover up get a building surveyor in it's worth it Re: Gap between brick work and frame 12Aug 26, 2018 8:34 am It looks like the cavity is too wide, check your drawings for measurements. My guess is something does not add up. In my view builder should have replaced with wider frame. What you have now is functional but could have been done a lot better. Ultimately would you expect better from a builder skilled in his art? The answer is yes..
