Browse Forums General Discussion Re: Private Inspector for new house in Sydney - Which one 2Apr 25, 2018 8:52 pm Hello I have just used Houspect for a slab and frame inspection (I purchased a package of inspections from them). I would have no hesitation in recommending them as the process of engaging them was easy and the report was very comprehensive. Unfortunately for me the report uncovered a number of major issues which the builder is now trying to rectify. Some of the issues were fairly obvious and some I had not noticed until we received the report. Without the report they would have kept building and I could have issues down the track. The reports are an extra cost in an already expensive building process however I think it is 100% worth it. David Re: Private Inspector for new house in Sydney - Which one 3Apr 03, 2019 4:33 pm I had a similar situation on my recent Metricon Liberty build .Houspect identified a number of serious issues and we shared their report with Metricon. Presenting the inspectors report to the builder in no guarantee they will act on it! Metricon basically ignored our Houspect reports and continued the build at a faster pace so they could cover up defects and issue the fixing stage invoice ASAP. Their tactics here is to get 90% of your money before addressing any problems at PCI, or promising to fix them at warranty stage. They ask you to trust them that all will be fixed. This lowers your guard and weakens your financial leverage. We had to take legal action to force them to correct the defects at the appropriate stage of the build. They then slowed activity right down, even breaching a NSWDFT completion order resulting in a contracted 42 week build time extending to 85 weeks costing us an additional $85,000 in rent and interest etc. Beware of Metricon’s tactics if you push them to deliver to minimum building standards, let alone seek the quality assurance process that they advertise. If you signed the same Metricon contract as me you are at significant disadvantage when it comes to getting a quality and on time build when defects are identified. Don’t trust the ss’s verbal assurances! If you don’t get timely written confirmation from Metricon that they will correct the identified defects and physical evidence they are actually doing this with urgency, then I recommend that you seek legal advice immediately. That's great info right there. I'm thinking have defined start and completion dates and up the cost's per day incurred if there is a delay to incentivise them to complete the job on time Biked the world for 2.5 years - http://finalfrontier.bike/ Re: Private Inspector for new house in Sydney - Which one 5Nov 22, 2021 8:53 am Hi there, I am looking at hiring a private inspector for my house construction. Any tips, insight on how to deal with the builder with the issues identified, or should I not pay them until they fix all the issues on the report or any other feedback will be appreciated. Thanks If you already have a contract, is the inspection cost stated in there? If not they would be forced to issue you a variation which you could of course object to. 12 25863 I would send it to the certifier who is technically your representative and working on your behalf not the builder's 1 2264 Which chrome tapwares is a good affordable brand with a good warranty in Myhomeware shop Sydney.
