We are currently building on land we purchased from an estate. Of course the estate comes with some design guidelines - ranging from house design guidelines (how many colours, what kind of materials, etc) to types of driveways allowed to design guidelines for the front yard and limitations on solar panels and shutters. We're well aware of this and happy to comply. I just was thinking the other day... surely at some point, those guidelines stop applying, or mattering? But is there a specific expiration date for them? How is that determined? My parents in law, who we currently live with, have a house that's about 15 years old that was once an estate lot quite like ours, and nobody really cares what people do anymore in terms of design. Again, I'm aware we signed up for the guidelines and we're happy to comply - but for instance one of the requirements is that we have a tree in the front yard. Our front yard is pretty small. Will there be a point where I will be allowed to just take that tree out and do whatever I want with my front yard? Thanks so much, Amy The length of the restrictions should be in your land contract. I think with ours for things like the fence at least we are not allowed to have a front fence for the first 7 or 10 years, I can't remember which. The estate has also just sent around a bunch of breach notices and possibly fines for landscaping not in accordance with the guidelines.
