We selected PrenierHomeBuilders in SouthEast VIctoria as the builder for our first home. We done with the preliminary tender and ready to put down 5% for the contract sign. However, we have not yet completed the color selection or electrical appointments. Though the builder is pushing us for the contract sign next week. Once the contract signed it will be forwarded to the lending bank so that the loan get approved. Is this the normal process in construction? I have gone through websites of some bulk builders and they all have contract sign after the color/electrical selection which makes sense to me. Please advice. Once contract is signed you will have tile selection at suppliers showroom followed by the pre-start meeting, you will have to pay for any pre-start/variation costs in full before start of construction. You may have some allowances already in your contract but these are typically always too low, we allowed and extra 5k for tiling & extra 10k for electrical but still went over. Best thing we ever did was go for bigger toilets. They were proposing these skinny things - and we actually sat on them. Neither of us is big - ie overweight - but they were awful. Cheaper - but awful. I think the much better and bigger ones were not much extra.
