This is my first time to these forums and first time posting also...just wondering if anyone out there has purchased rural land before and if so what to look for?? We are flying back to QLD to look for/buy 10 acres. I have been told that all the blocks we are looking at have power to the front boundary but we are looking at putting a house about 100 meters back on the property....any idea what that would cost? Are we able to run the power underground to make it cheaper? I know we could lose voltage over that distance but could upgrade to bigger cable to compensate. Any info would be greatly appreciated. remembering that we r in 2 different states & local rules may be different, the main thing i would look at is any restrictions or covernents on the titles (what u can or can't do on the land) over here there r often restictions on clearing & where on the block u can site ur building - that may or may not apply over there, but check it out at the start so ur not disappointed later. . re underground power -stick a spade into the line where u go underground as it may have rock to cut through & this is very expensive. rule over here now is that any property 10ha & under must have underground power. i'm building a new house on my farm just outside Albany, & becos i'm building on a part of the farm which is 17 acres with separate title i had to put it underground. now these costs were June 2007 so may have risen:- my line is 250 m underground so i decided to run 4 X 250 x 35mm cables (2 earth +2 live) i) 1,000m of 35 mm cable cost $11,614 ii)73 lengths of PVC conduit $1,686 iii) danger tape above conduit $143 iv) meter, fuse box, cuicit breakers, poles & fittings $860 v) Electrician 1,650 vi) Trenching & rock saw $2596 by my reconing this works out at about $75 per mtr - if ur ground has no rock ur trenching costs would be less, u may also get away with a lighter cable over 100m. hope this gives u some ideas as to costs as at June 2007 - regards Tony Re: Rural Land 3Sep 01, 2008 10:54 pm hi montemoo01,
We own 10 acres of land at Coominya.. near Wivenhoe Dam, towards Esk, QLD. We are currently at tender stage of building our house. (Newstart Homes) My brother in law is an electrician, and has quoted us appox $2500 to erect a pole to the inside of our property , and then to take the three phase power to a temporary box beside the house. He will then hook the box onto the house. We will dig the trench to the house, so that cost is not included. I am not sure how much discount we are getting from him, as we are going through the company he works for ( he doesnt have correct licencing to do it on his own). We are getting three phase power, as our house will be 85 metres back off the road. We are able to get single phase if we like, but for the extra dollars there are alot of benefits to 3 phase apparantly, so we are going that way. Your electrician would be able to explain in detail the difference. Thanks for the replies....even though both are very different amounts to connect power, they are still well under what I thought we'd be paying so I am happy about that. Sha, we are based in WA at present (due to work) but will be flying to Qld in October to look at properties in Mount Hallen and if that fails we will extend out search to north, west and south of Toowoomba. At this stage we don't have a builder in mind as it will be a couple of years before we come back to Qld to build. Tony, thanks for the info on sticking a spade in the ground, that'll be a quick and easy test that we can do ourselves. Lucky you living near Albany, we've been down that way and absolutely love it.
