Browse Forums General Discussion 1 Sep 01, 2008 1:51 pm hi my name is sean, i just came accross this site now and would like everyones opinion on marriot waters in lyndhurst. my girlfriend and i have been looking at the blocks in there and will be buying stage 8 of 9 hopefully.
just a bit unsure as to the body corperate as we were told it was capped at $900 but when we went to the sales office yesterday they informed us that it was cpi and it would go up but she couldnt say by how much. also i thought that in the body coperate fee there would be no other costs eg. to use the gum facilites pool and for the recyciled water.. any help much appericated as i really like marriot waters.. Thank you for the welcome . I actually haven't got any extra paperwork about the recreation centre, I will have to chase that up. I was deciding between a block in stage 1 and stage 3. I ended up going with the block in stage 3 because it was a bigger block, in a quieter area of the estate. We are another Marriott waters owner, in stage 2.. We were told when we purchased our block that the body corperate fees were $900 & that included the garden / park maintance & recreation facilities ie Gym & pools.. I think that is cheap considering what gym memberships cost now days.. I just gave up my gym membership which was costing me over $1,100 per year, so $900 a year to be able to use a gym & pool sounds good to me .
I can't wait until stage 3 can start building, I am getting so excited watching everyone elses houses going up...I want it to by my turn soon . We had a 3 month delay Lets hope they have picked up their game. nesspop Why am I covered in feathers Re: you opinion please marriot waters 14Sep 04, 2008 9:12 am thank you everyone for your advise. i am really looking foward to meeting you all. i am just waiting for the next stage to be released stage 9 so we can buy the block that we like. just a question in regards to buying the block as this is my first tim at building, do i get a conveyancer to do a soil test before i buy or is this done after i pay the 10% deposit .
not sure as i dont want to bay the deposit on a block and find out that the soil/ground is not good and kis cost heaps for a certain slab to get put down. When I first brought the block they were saying June. I think I will believe them when it actually happens. I just hope I can start building before Jan 09 or else I will have to pay PD more money for price capping...I have already paid an extra $7,500 so far.
sean - My soil test was done after I brought and signed for the block of land but my builder offered me capped site costs of just over $8,000. The slab for my block is a P...which I have heard is the worst. Not sure if the soil will be the same over in stage 9, I am in stage 3. we were the same we purchased our block first, then the builder did the soil test. However we managed to get a fixed price on the soil testing / grade, because they had not done any tests out at marriott waters as yet & was expection the soil to be better. So we were lucky in that regard. There are some other feeds on here saying they had be charged up to 22 thousand, however i dont think they paided that.. louise_amesbury, we were stung 8 grand for a month over with PD. we jacked up & only paid 4. If you havent signed your final house contracts yet, see if you can put something in your contract if it is a land delay. Or change your build date, cause they still the first day over. Yeah I have already signed my contracts...actually signed them back in January. It cost me $3000 for January til August, $3000 for September and $1500 for October til January 2009. So I really hope they can start building before January...fingers crossed. It must be so exciting to be so close to moving in! I think I am going to go down to Marriott Waters on Sunday when I am coming home from Phillip Island just to have a look at what's happening. - Christie.
