Re: Looking for advice on private builders 3Mar 04, 2018 6:22 pm Hi same boat here, we are probably 50% complete with a private builder, I too was roaming this forum thought it was time to contribute. Main reason, we went private was flexibility, costs the same to build a wall and place a window in a less than ideal place as it does in the right place. Our house is custom designed for the block to make use of orientation etc. I have also worked in planning in NSW local government, we used to see too many project homes lodging non compliant designs and putting cost of amendments back to clients, then doing the same thing to the house next door! All this adds to delays and cost. We were on a tight budget so didnt want any 'hidden site costs' so we had our design costed by our builder during initial design, made some changes to reduce costs etc. The design was also fully compliant before getting engineering drawings etc You do need to factor in design and engineering costs if you want to take an approved design to private tender, we paid approx 15k for CDC, design, bushfire report, geotech report, structural engineering report, stormwater engineering report, survey report.
