My QLD knowledge is limited, but if you needed a permit for works, then depending on the scope of works, size of job(vs original house size) any area deemed not compliant by the surveyor/inspector can have a defect. It happens a lot with QLDers especially where they are on stumps and need to be lifted to meet minimum access requirements. There has been no reno work or additions the house is as built in 1977 and we are the third owner and have it on the market for sale, we have done a council check on final inspection (which we did not have done when we purchased, lesson learned)(we have since found out this is quite common in QLD) and this was not done. We organised councils private certifier to do the final inspection as we did not want any issue with any real purchaser (LOL). I assume the hinge change on toilet doors started in or around mid 1990's in QLD. We are just trying to find out if the can make you renovate these changes that we instigated after the house was built(1977). This person even picked on some soncrete sleepers in the garden because they look like the could be used as stairs, they want them removed. Starting to look like we may have to go legal. The only thing that will impact is if there were any permits issued for works that have since been done and that didn't meet the standard(I.E the surveyor missed or a permit was required but not sought/granted) I'm not familiar with the requirements/need/want of a council inspection for a sale as its not something that happens in VIC. The only thing that might relate to it here is a statement in your sale docs about knowledge of un-permitted works. One way to address any issues is to have the list of items ready for discussion with any buyer and negotiate based on the value of the works required. We will just have challenge (with a competent solicitor)through whoever the correct people are in QLD. We do know that all other inspections were done during the build just the final sign off which apparently was the done thing in QLD back in the old days, the assessor / certifier would drive past and see that the landscaping was done and people looked like the had moved in so when back at the office instead of following up the builder he just filed the whole build file away and now they want to pass on their incompetence to follow through onto the new purchasers.
