Also seems you want alot of rooms in this house, 4 beds, a study, 4 living areas, a double garage, 2 bathrooms and I'd assume a dining area if you want somewhere to eat?? Definitely doable but like a lot of houses built these days most of the space will end up small and pokey, user unfriendly etc. I visited an open house just before xmas, 51 squares and the shower in the ensuite you'd bang your elbows on the walls everytime you attempted to wash your hair, ridiculous. Still if you want to proceed go for it. Price wise, for a custom build in Shep, factor in minimum $12K per square for basic finish and for high end finish around $14K-$18K per square. Really depends on design, whether standard height ceilings, single or double glazing, etc. So maybe around $450K for basic, and maybe up to $700K+ for high end. Hi I was reading back through this and it seems you have some knowledge of the pricing in shepp here I have a question which hopefully you could roughly help me with If it’s 12k a square (as we don’t want anything flashy and high end ) If you take concrete and labour and tiling and tiling labour from that What would the new price per square roughly be?
