You could make a request through your conveyancer to the vendor and ask them to get the council to send a copy of the plans. Requests from purchasers are not uncommon (our purchasers ask to have their visiting daughter through the house). Alternatively, you could try to find out who built the house and go to the builder with your contract note and ask for a copy of the plans....they can only say no. That's what we did with current home....although this house is less than ten years and the builder is still around. You'd also want to be pretty certain that any plan accurately reflects the house as it stands presently....although I'd be guessing your after enough for broad estimates. mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: building plans 3Aug 31, 2008 7:05 am though about getting vendor letter but the council can take up to thirty days, i take possesion in 6 weeks, might just ask agent to ask vendor if i can go and get a take off.
the house is 50 -60 years old, nice old original weather board so am guessing the builder isnt around anymore. cheers Da Vinci Outdoor Living Architectural landscaping http://www.davincioutdoor.com Re: building plans 4Aug 31, 2008 7:48 am Davinci, when I bought this house, the council let me view the plans, but I would need to get permission from the vendor to purchase them.
I went in asking for easment placement. If you get written consent from the vendor maybe council will give you them on the spot?? Worth a try. Paula Re: building plans 5Aug 31, 2008 9:32 am Both my places, I've simply asked the agent if I can go back & measure up rooms & other dimensions, and neither seller had any issues about us coming back for an hour of so to measure up & sketch plans.
One of them even offered his ideas on renos that he never got to do - moving a wall, putting a window in etc - that we didn't think were too crash hot initially - until we lived there for a full year & experieced all 4 seasons, then what he said made perfect sense. So you may even get a bonus! Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6882 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 |
