Hi Swasaa, Site costs at is bit higher than than estate. It is due to sandy soil. Henley, Burbank etc base their quotes on M class slab and charge extra if cost goes up. It could cost you $15K-$20K. Its more expensive but you are guaranteed that you will not pay anymore. I have 400m sq land in Stage 16 and the quotes i got for upfront fixed site costs was $30k from both metricon and porter davis. I also got a quote for an "allowance" of $23k which is what is expected if no problems. Depending on your block some builders wont give upfront fixed site costs. I went for a quote with Carlisle homes and their head office couldn't give me a fixed site cost upfront due to the amount of fill on my block. They said they would provide a fixed site cost after soil and survey, however what if it came up at something ridiculous like $45k? I would be out of my budget and have to lose my $2000 deposit which they said is non refundable. I got quoted & signed @ 15k with Henley back in 2016. Not on site yet, but I've read some site costs are up at 28- 30k!!
