Feedback on Land Contours

Hi all

I am new to purchasing land and we are looking at this block:

Can anybody tell me if it looks ok or is the slope too great? We don't want to buy a block that will cost us a fortune in site costs.

Or does this look ok?

Forgot to mention, there is a building envelope on the block. The last 20 metres cannot be built on, nor can the 20 metres to the left. So that only leaves only 1400 sqm to build on (hence why it's for sale at a good price). Here is a rough drawing with the envelope:

With that sort of slope you are going to need a Drop Edge Beam (see http://anewhouse.com.au/2013/07/drop-edge-beams/)

That's could add around $20,000 to the site costs.
Thanks. To the naked eye the slope doesnt even look much at all.

Sounds like a 2m fall would add too much cost to the build

That is an opinion and your decision needs to be based on Data, Facts and Proofs
Here's an example of 3m retaining Walls & Contours on a small lot (and every project may be different)

Get a rough sketch/design and consider retaining options. hth

Looks to be around the same? Can build anywhere except back 20m.

If site costs will be around 30K, I could always offer 30K less for the land and hope for the best...

We have officially ruled these blocks out. Probably for the best as we had our heart set on an acre block anyway.

We are now eyeing off another estate. It has 96 lots and we have narrowed it down to 11 of these lots.

Out of lots 24, 25, 44, 45, 52, 37, 38, 39, 40, 41 and 42.....is there any that stand out to anyone?

This journey will be our "forever home" so we are really hoping to choose the correct block any any feedback would be appreciated.

The contours are 1m as well as I realised this wasn't marked on the drawings above.
Beautiful sized blocks but you are looking at 5-10 metres of fall on each of them which is going to make building costly...
Thanks mate. I seem to get different info from different people haha. (I actually posted this on another thread also).

We would be looking to build an acreage home with a width of around 15m. The fall of the land in the lots we like is front to back.

Therefore on one of the blocks we like, the cut and fill would be 0.6m. On another one we like it would be 1m. I don't think that is significant? Do you think 0.6m or 1m would add a lot to site costs?

And lastly, this land is still being developed so it's hard to visually imagine it right now. One lot we like has a slope of 1:14 and the other one 1:25.

To the naked eye, would this look like a massive slop? Or just a gentle slope? Thanks
Your biggest expense with that would be the retaining walls I think but I'm not an expert... We have 40cm and it was honestly barely noticeable!
